Add in homes built in the 1940s or earlier—many of which weren’t designed with modern moisture barriers—and you’ve got the perfect recipe.
Roof leaks are another common culprit, especially after heavy storms. Water gets into the attic, soaks the insulation, and mold starts growing within 24 to 48 hours. Basements in this area also tend to have groundwater issues or poor drainage, which leads to damp walls and floors.
If you’ve had any kind of water damage—burst pipes, flooding, even a slow drip under the sink—that’s enough. Mold doesn’t need much.

The causes are different, so the approach is too. Attic mold usually comes from roof leaks or poor ventilation. Warm, moist air rises, gets trapped, and condenses on the underside of your roof deck. If your attic isn’t vented properly, that moisture has nowhere to go.
Crawl space mold is almost always a groundwater or humidity issue. If your crawl space doesn’t have a vapor barrier, moisture from the soil seeps up and creates a damp environment. Add in poor drainage around your foundation, and it gets worse.
For attics, we focus on removing contaminated insulation and wood, fixing the ventilation, and sealing any roof penetrations. For crawl spaces, we’re usually installing vapor barriers, improving drainage, and sometimes adding dehumidifiers.
