When you’re dealing with a musty smell in your basement or worried about what’s behind that water stain, you don’t need someone to tell you “it looks like mold.” You need to know exactly what you’re dealing with, where it’s coming from, and whether it’s a $500 fix or a $15,000 problem.
That’s what a real mold inspection does. We use infrared cameras and moisture meters to find problems you can’t see. We take air samples and surface samples. Then we send them to a certified lab that tells you the species, the concentration, and whether it’s actually a health risk.
You walk away with documentation your insurance company will accept, a clear picture of what needs to happen next, and no more wondering if that spot in the corner is going to turn into a five-figure nightmare. For homes in Fitler Square especially the older rowhomes and brownstones this kind of clarity matters. Your property is worth protecting the right way.
We’ve been serving Bucks County and Philadelphia since 2009. We’re not a franchise. We’re local, licensed, insured, and we’ve seen every kind of mold problem these older homes can throw at us.
Fitler Square has some of the most beautiful historic properties in the city. It also has some of the most complicated moisture issues old drainage systems, brick that holds water, basements that were never meant to stay dry year-round. We know how these homes are built, where problems hide, and how to inspect them without tearing your place apart.
You’re not getting a checklist inspection from someone who just finished a weekend certification course. You’re getting someone who’s done this thousands of times and knows the difference between surface mold you can wipe down and a ventilation problem that’s been feeding spores into your air for months.
We start with a visual inspection of your entire property attics, basements, crawl spaces, behind appliances, around windows. Anywhere moisture can collect. We’re looking for active growth, water damage, condensation patterns, and ventilation issues.
Then we use thermal imaging to detect temperature differences that indicate moisture trapped inside walls or ceilings. We take moisture readings with calibrated meters. If we find something or you’re buying a home and want a full assessment, we collect air samples and surface samples from multiple areas.
Those samples go to a certified lab. You get results back in 24 hours. The report tells you what species of mold are present, the spore count, and whether concentrations are elevated compared to outdoor air. We walk you through the findings in plain language and explain what needs to happen next whether that’s remediation, a dehumidifier, or just fixing a leaky window.
You also get photos, moisture readings, and a written report you can share with your insurance company, your real estate agent, or your contractor. No surprises. No upselling. Just the information you need to make a smart decision.

A real mold inspection includes lab-certified air quality testing, surface sampling, thermal imaging, moisture mapping, and a full written report with photos. That’s the standard. Anything less is just a guy with a flashlight telling you what he thinks.
In Fitler Square, where most homes were built in the 1800s, you’re dealing with construction methods that didn’t account for modern humidity levels or HVAC systems. That means mold problems show up in places you wouldn’t expect inside exterior walls where old plaster meets new drywall, around original windows that were never properly sealed, in basements with stone foundations that wick moisture up from the ground.
We check all of it. We also look at your ventilation, your grading, your downspouts, and your HVAC system. Because mold isn’t just about cleaning up what’s there it’s about understanding why it’s there in the first place. Philadelphia’s climate doesn’t help. Humid summers and wet springs create perfect conditions for growth, especially in homes with poor airflow.
You’ll know what’s growing, where it’s growing, why it’s growing, and what it’ll take to fix it. And if the inspection comes back clean, you’ll have documentation proving it.
Most professional mold inspections in Philadelphia run between $300 and $800, depending on the size of your home and how many samples you need. If you’re just checking one area like a basement or bathroom it’ll be on the lower end. If you want a full-home inspection with multiple air samples and lab testing, expect closer to $500 to $800.
We offer free initial assessments, which means we’ll come out, take a look, and give you an honest opinion about whether you actually need testing. A lot of times, what looks like mold is just dirt or mildew you can clean yourself. We’re not going to charge you $600 to test something that doesn’t need testing.
If you do need an inspection, we’ll give you a clear estimate up front. No hidden fees. No surprise charges for lab work. And if you end up needing remediation, the inspection cost often gets rolled into the overall project.
A mold inspection is the full process visual assessment, moisture readings, thermal imaging, and identifying problem areas. Mold testing is the lab work taking air or surface samples and sending them to a lab to identify species and concentration levels.
You can have an inspection without testing if the problem is obvious and you just need to know the scope. But if you’re buying a home, filing an insurance claim, or dealing with health symptoms you think might be mold-related, you’ll want the lab results. That’s the only way to know for sure what you’re dealing with.
Testing also tells you if remediation actually worked. After cleanup, we can retest the air to confirm spore levels are back to normal. That’s especially important in Fitler Square’s older homes, where mold can hide in places that are hard to access. You want proof the problem is gone, not just covered up.
For most homes, the on-site inspection takes one to two hours. Larger properties or homes with multiple problem areas might take closer to three hours. We’re not rushing through it we’re checking every area where moisture can collect, and that takes time.
Once we collect samples, the lab typically has results back within 24 to 48 hours. We’ll call you as soon as we have the report and walk you through what it means. If it’s urgent like you’re in the middle of a real estate transaction we can request expedited lab work.
Same-day service is available if you need someone out immediately. We know that when you’re dealing with a potential mold problem, waiting a week for an appointment isn’t an option. Especially if you’re smelling something or seeing visible growth.
You can, but those kits don’t tell you much. They’ll confirm that mold spores are present, which isn’t useful because mold spores are everywhere indoors and outdoors. What matters is the type of mold and the concentration. A lab-certified test tells you that. A hardware store kit doesn’t.
The other issue is that DIY kits don’t come with an inspection. You might test one area and miss the real problem that’s growing somewhere else. Mold spreads through air, so if you’ve got an issue in your basement, there’s a good chance spores are circulating upstairs too.
If you’re trying to save money, we get it. But if you’re going to spend money on testing, spend it on something that actually gives you actionable information. Otherwise you’re just confirming that yes, mold exists in your home which you probably already knew.
If the home is older and in Fitler Square, most of them are it’s worth it. A standard home inspection doesn’t include mold testing. The inspector might point out water stains or moisture issues, but they’re not taking samples or checking behind walls.
Older rowhomes and brownstones in this area are beautiful, but they come with challenges. Poor drainage, outdated ventilation, stone foundations that hold moisture these are common issues that lead to mold growth. If the seller recently renovated the basement or finished an attic, that’s another red flag. A lot of times, contractors cover up mold instead of fixing the source.
A mold inspection before closing gives you leverage. If we find a problem, you can ask the seller to remediate it or adjust the price. If we don’t find anything, you’ve got peace of mind and documentation that the home is clean. Either way, you’re making a smarter investment.
Musty smells are the most common sign, especially in basements, bathrooms, or closets. If you’re smelling something but can’t see anything, that’s when you need an inspection. Mold grows inside walls, under floors, and in HVAC ducts places you can’t easily check yourself.
Visible growth is obvious, but not all mold looks the same. It can be black, green, white, or even orange. If you’re seeing discoloration on walls, ceilings, or around windows, don’t assume it’s just dirt. Water stains, peeling paint, warped floors, and condensation on windows are all signs of moisture problems that lead to mold.
Health symptoms matter too. If you or your family are dealing with unexplained allergies, respiratory issues, headaches, or fatigue that get better when you leave the house, mold could be the cause. An air quality test will tell you if spore levels are elevated and whether that’s what’s making you sick.
