You’re not imagining that musty smell. You’re not overreacting to the dark spots behind your washing machine. And you’re definitely not crazy for wanting to know if there’s mold growing somewhere you can’t see.
A proper mold inspection gives you answers. Not guesses, not maybes—actual data about what’s in your air and where it’s coming from. You’ll know if that water leak from last winter left something behind. You’ll know if your basement humidity is feeding something toxic. You’ll know whether you need to act now or if you’re in the clear.
Most home inspections don’t catch mold. They’re not designed to. A real mold detection service checks behind walls, under flooring, inside HVAC ducts, and in crawl spaces. We test the air. We swab surfaces. We send samples to an EPA-certified lab and give you a report that breaks down exactly what type of mold is present and how much of it you’re dealing with.
That’s what separates a mold inspection from just walking around with a flashlight. You get documentation. You get clarity. And if there is a problem, you get a roadmap to fix it before it costs you more money or makes someone in your house sick.
Mack’s Mold Removal is a locally owned mold detection company that’s been serving homeowners across Bucks County for years. We’re not a national franchise. We live here, we work here, and we know what La Trappe homes deal with.
Pennsylvania’s climate doesn’t do you any favors. Cold winters, humid summers, more rain than the national average—it all adds up to basements that stay damp and attics that don’t breathe right. Older homes in this area weren’t built with the kind of moisture barriers we use today. That means mold finds a way in, and it doesn’t always announce itself.
We’ve inspected hundreds of homes in La Trappe and the surrounding area. Our team is certified, our equipment is current, and our lab results come from EPA-certified facilities. We’re not here to scare you into a sale. We’re here to tell you what’s actually happening in your house so you can make a smart decision about what to do next.
We start with a walkthrough. You’ll show us the areas that concern you—maybe it’s a bathroom that always feels damp, or a bedroom where someone’s been coughing at night. We’ll also check the usual trouble spots: basements, crawl spaces, attics, around windows, under sinks, near HVAC systems.
While we’re there, we’re looking for visible mold, water stains, condensation, poor ventilation, and any signs of past or current leaks. But we’re also testing what you can’t see. We use moisture meters to find hidden water. We take air samples to measure mold spore levels. If we see something suspicious, we’ll swab it and send it to the lab.
Once the lab processes your samples, we’ll walk you through the results. You’ll see what types of mold were detected, where the concentrations are highest, and whether any of it poses a health risk. If the results show a problem, we’ll explain what’s causing it and what it’ll take to fix it. If your home tests clean, you’ll have documentation proving it—helpful if you’re buying, selling, or just want peace of mind.
The whole process usually takes a few hours for the inspection itself, then a few days for lab results. We don’t drag it out. You’ll get your answers quickly, and you’ll understand them when we’re done.
Ready to get started?
You’re getting more than someone walking through your house with a clipboard. A complete mold inspection includes a visual assessment of your entire property, moisture mapping to find hidden water sources, air quality testing to measure spore levels in different rooms, and surface sampling if we find visible growth or suspicious staining.
All samples go to an EPA-certified lab. You’ll receive a full report that identifies the types of mold present, the concentration levels, and whether any of them are considered toxic—like black mold, which gets a lot of attention because it produces mycotoxins that can cause serious respiratory problems.
La Trappe homes face specific challenges. Bucks County has seen a 5 to 10 percent increase in precipitation over recent years. That means more moisture working its way into basements and crawl spaces. Combine that with older housing stock that wasn’t built with modern vapor barriers, and you’ve got conditions where mold thrives. A lot of homeowners here don’t realize they have a problem until they start seeing health symptoms or notice a smell that won’t go away.
We also provide documentation you can use for real estate transactions, insurance claims, or legal situations. If you’re buying a home and the standard inspection didn’t include mold testing, this fills that gap. If you’re selling and want to prove your home is clean, this gives buyers confidence. And if you’ve had a water leak or flooding, this confirms whether remediation is necessary.
Most mold inspections in La Trappe and Bucks County fall between $300 and $1,000, depending on the size of your home and how many samples need to be tested. A typical single-family home with a few areas of concern usually lands in the $400 to $600 range.
The cost covers the on-site inspection, moisture testing, air sampling, any surface swabs we take, lab analysis, and a detailed report. If your home is larger or has multiple levels, crawl spaces, and finished basements, the price goes up because there’s more area to assess and more samples to process.
Some companies offer free inspections, but they’re often tied to selling you remediation services whether you need them or not. We charge for the inspection because it’s a standalone service. You get unbiased results and the freedom to decide what to do next without pressure.
A standard home inspection looks at the structure, systems, and safety of a property. The inspector checks your roof, foundation, plumbing, electrical, HVAC, and other major components. They’ll note visible water damage or mold if they see it, but they’re not testing for it. They’re not opening walls, sampling air quality, or sending anything to a lab.
A mold inspection is focused entirely on detecting mold and identifying moisture problems. We’re checking hidden areas—inside walls, under flooring, in ductwork—and we’re testing the air you breathe. We use specialized equipment like moisture meters, thermal imaging, and air sampling pumps. Everything we find gets sent to an EPA-certified lab for analysis.
If you’re buying a home in La Trappe, especially an older one, a general home inspection won’t tell you if there’s mold growing behind the drywall or in the crawl space. You need a separate mold inspection to get that level of detail. It’s an extra step, but it’s the only way to know for sure what you’re dealing with before you sign.
The on-site inspection usually takes two to four hours, depending on the size of your home and how many areas we’re testing. A small condo might take two hours. A larger home with a basement, attic, and crawl space could take closer to four.
After we finish on-site, the samples go to the lab. You’ll typically get results back within three to five business days. We’ll schedule a follow-up call or meeting to walk you through the report and explain what it means.
If you need results faster—say you’re in the middle of a real estate transaction with a tight closing date—some labs offer expedited processing for an additional fee. We can usually get results back in 24 to 48 hours if you’re in a time crunch. Just let us know upfront so we can coordinate it.
You can, but those kits don’t give you the full picture. Most DIY mold test kits use a petri dish that you leave out to collect spores from the air. The problem is, mold spores are everywhere. You’ll almost always get a positive result because spores are a normal part of indoor and outdoor air. The kit doesn’t tell you what type of mold it is, how much is present, or whether it’s actually a problem.
A professional mold inspection measures spore concentration and compares it to outdoor levels. If your indoor count is significantly higher than outside, that’s a red flag. We also identify the specific species of mold, which matters because some types are harmless and others produce toxins that can make you sick.
DIY kits also can’t detect hidden mold. If it’s growing inside your walls or under your floor, a petri dish on your counter won’t catch it. We use air pumps, moisture meters, and thermal imaging to find mold in places you’d never think to check. If you’re serious about knowing whether you have a mold problem, a professional inspection is the only reliable way to get accurate answers.
First, don’t panic. Finding mold doesn’t mean your house is condemned or that you’re facing a five-figure repair bill. It means you have information, and now you can deal with it properly.
We’ll walk you through the lab results and show you exactly where the mold is, what type it is, and how severe the problem is. Small areas of surface mold—like around a window or in a corner of the bathroom—can often be cleaned up without major construction. Larger infestations or toxic mold like black mold usually require professional remediation, which involves containment, removal, and fixing the moisture source that caused it.
You’ll get a clear explanation of what needs to happen and what it’s likely to cost. If you’re buying a home, you can use the inspection report to negotiate with the seller—either they handle the remediation before closing, or they reduce the price so you can take care of it. If you already own the home, you’ll know exactly what you’re dealing with and can make an informed decision about next steps. We’re not here to scare you. We’re here to give you the facts so you can move forward with confidence.
If you’ve had water damage, notice a musty smell, or someone in your house is dealing with unexplained respiratory issues, then yes—you should get an inspection even if you don’t see visible mold. Mold grows in places you can’t see: inside walls, under flooring, in HVAC ducts, behind appliances, and in crawl spaces.
You might not see it, but you’re breathing it. Mold releases spores into the air, and those spores can trigger allergies, asthma, headaches, and other health problems. If your home has had any kind of leak—roof, plumbing, foundation—there’s a good chance mold started growing within 24 to 48 hours. Even if the leak was fixed, the mold could still be there.
La Trappe homes are especially vulnerable because of the local climate. Higher humidity, older construction, and increased rainfall all create conditions where mold thrives. A lot of homeowners don’t realize they have a problem until it’s already spread. A mold inspection gives you peace of mind if everything’s fine, or it catches a problem early before it gets worse and more expensive to fix.
