You’ve noticed the musty smell. Maybe you’re dealing with unexplained headaches, respiratory issues, or allergy symptoms that won’t quit. Or you just want to know if that discoloration behind the radiator is something serious.
Mold doesn’t always show itself. In Graduate Hospital’s three and four-story row houses with thick brick walls and shared construction, contamination can spread between floors, through HVAC systems, and inside walls you can’t see into. Philadelphia ranked 5th in the nation’s “Asthma Capitals” list, and mold is a major contributor.
Professional mold testing tells you exactly what you’re dealing with. You get lab analysis that identifies species, concentration levels, and whether you’re looking at a minor issue or something that needs immediate attention. No more wondering if that spot is harmless or if you’re exposing your family to toxins every day. You get documentation, clarity, and a plan.
We’ve been serving Graduate Hospital and the surrounding Philadelphia area since 2009. We’re licensed for professional mold assessment in Pennsylvania, which isn’t optional in this state it’s required by law.
We don’t do remediation and testing under the same roof. That means when we inspect your property, we’re not trying to upsell you on removal services. Our only job is to give you accurate results. We use thermal imaging, moisture meters, air sampling, and surface testing to find contamination you can’t see.
Graduate Hospital’s housing stock comes with unique challenges. Most homes here were built before 1950. You’ve got original brick, aging plumbing, minimal ventilation in some units, and humidity that gets trapped in row house construction. We know what to look for because we’ve tested hundreds of properties just like yours.
You schedule a free inspection. We show up on time and walk through your property with professional-grade equipment thermal cameras to detect moisture, meters to measure saturation levels, and sampling tools for air and surface testing.
We’re looking for visible mold, but also hidden contamination. That means checking behind baseboards, inside HVAC ducts, under sinks, around windows, in crawl spaces, and anywhere moisture tends to collect. In Graduate Hospital’s older homes, that often includes areas around radiators, basement walls, and spots where brick meets wood framing.
We collect samples and send them to an independent lab for analysis. You get results within 24 hours. The report tells you what species of mold are present, the concentration levels, and whether you’re dealing with toxic varieties like black mold or something less concerning. We explain what the results mean in plain language and give you clear next steps whether that’s remediation, moisture control, or just monitoring the situation.
Ready to get started?
You get a licensed inspector who’s trained to spot contamination that most homeowners miss. We use EPA-certified testing methods and send samples to accredited labs not some in-house setup that might have a conflict of interest.
The inspection covers air quality testing to measure spore levels in your indoor environment, surface sampling from visible growth or suspicious areas, moisture mapping to identify where water is getting in, and thermal imaging to detect hidden leaks or condensation. Philadelphia’s climate is rough on buildings. Hot, humid summers and temperature swings create condensation inside walls. Frequent rain and aging infrastructure mean water finds its way in. We document all of it.
You also get a written report that meets Pennsylvania Department of Health standards. If you’re selling your home, dealing with insurance, or just need proof for your own records, this documentation holds up. And if remediation is necessary, you’ll have a roadmap that any licensed contractor can follow. No guesswork. No unnecessary work. Just facts.
The inspection itself is free. You’re not paying for someone to walk through your home and take a look. If we need to collect samples for lab analysis, that’s where costs come in typically a few hundred dollars depending on how many samples are needed.
Here’s why that matters. A visual inspection can tell you if there’s visible mold, but it can’t tell you what species you’re dealing with or whether spores are circulating through your air. Lab testing gives you that information. It’s the difference between guessing and knowing.
If you’re buying or selling a home in Graduate Hospital, mold testing is often part of the inspection process anyway. If you’re dealing with health symptoms or you’ve had water damage, testing pays for itself by catching problems before they turn into $10,000+ remediation jobs.
The on-site inspection usually takes one to two hours depending on the size of your property and how many areas we’re testing. We’re not rushing through it. We’re checking every space where moisture or mold is likely to show up.
Once we collect samples, they go to the lab the same day. You get results within 24 hours. That’s faster than most companies, and it matters when you’re trying to make decisions about your home or your health.
From the moment you call to the moment you have a full report in hand, you’re looking at two to three days max. If it’s an emergency like you’ve just discovered significant growth or you’re closing on a house we offer same-day service. You’re not waiting a week to find out if your home is safe.
You can, but here’s what you’re missing. Those kits test for the presence of mold spores, which are everywhere. Every home has some level of mold spores in the air. The question isn’t whether they’re there it’s whether the concentration is dangerous and what species you’re dealing with.
Home kits can’t tell you if you’re looking at toxic black mold or harmless surface mold. They can’t measure spore counts accurately. And they definitely can’t find hidden contamination inside your walls, under your floors, or in your HVAC system.
Professional mold testing uses calibrated equipment, controlled sampling methods, and accredited lab analysis. We’re also trained to interpret results in context. A slightly elevated spore count in your basement might be normal. The same reading in your bedroom is a red flag. You need someone who knows the difference.
Visible mold is the obvious one, but most people call us before it gets to that point. You might notice a musty or earthy smell that doesn’t go away. You might see discoloration on walls, ceilings, or around windows. Water stains, peeling paint, or warping wood are all signs of moisture problems and where there’s moisture, mold follows.
Health symptoms are another big indicator. If you or your family are dealing with persistent coughing, sneezing, headaches, fatigue, or respiratory issues that improve when you leave the house, mold exposure could be the cause. Philadelphia’s high ranking on the asthma list makes this even more relevant here.
You should also test after any water damage leaks, floods, burst pipes, or even just chronic condensation. Mold can start growing within 24 to 48 hours of water exposure. If you’ve had moisture issues and didn’t address them immediately, testing is the only way to know if contamination has taken hold.
Not testing is what hurts your value. If you’re selling a home in Graduate Hospital and a buyer’s inspector finds mold during their walkthrough, you’re now negotiating from a position of weakness. They’ll assume the worst, demand remediation, or walk away entirely.
Getting ahead of it with professional testing shows transparency. If the results come back clean, you have documentation that proves your home is safe. If there is mold, you can address it before listing or price accordingly with full disclosure. Either way, you’re in control.
Unaddressed mold can knock 20% to 37% off your home’s market value. Even after remediation, visible staining or a history of mold problems can lower offers. Testing early means you can fix issues while they’re still manageable and before they become deal-breakers for buyers.
We test for all mold species. Black mold Stachybotrys chartarum gets the most attention because it produces mycotoxins that can cause serious health problems. But it’s not the only mold you need to worry about. Aspergillus, Penicillium, Cladosporium, and other species can also trigger allergic reactions, respiratory issues, and other health concerns.
Lab analysis identifies exactly which species are present in your home and at what concentration. That tells you how serious the problem is and what kind of remediation is needed. Some molds are more aggressive than others. Some thrive in specific conditions. Knowing what you’re dealing with means you can address it correctly the first time.
We don’t just test for the scary-sounding stuff. We test for everything, because your health and your home deserve a complete picture not just a headline.
