If you’re comparing prices, make sure you’re comparing the same service. A $150 “inspection” that’s just a guy walking around with a flashlight isn’t going to give you the documentation you need for insurance or remediation. You want lab-tested results and a report that holds up if things get legal.

Most people need both. The inspection tells you where the mold is and what’s causing it. The testing tells you what kind of mold it is and whether it’s dangerous. Some molds are mostly cosmetic. Plan on about two hours for a standard home inspection. Larger properties or homes with crawl spaces, finished basements, and attics can take longer—sometimes four to six hours if we’re checking inside walls or ductwork.
We’re not trying to drag it out. We’re checking every area where mold commonly grows: around windows, under sinks, behind appliances, in HVAC systems, and anywhere there’s been water damage. If we find something, we take the time to document it properly and collect samples.
Once the inspection is done, lab results usually come back within a few days. After that, we’ll go over the report with you and explain what we found, what it means, and what your options are moving forward.

Musty smells are the biggest giveaway, especially in basements, bathrooms, or areas with poor airflow. If it smells like mold, there’s probably mold. You just might not be able to see it yet.
Visible discoloration is another sign—black spots on walls, greenish patches on grout, or dark streaks around windows. Water stains, peeling paint, or warped floors also point to moisture problems, and moisture problems lead to mold within a day or two.
Health symptoms matter too. If your family has unexplained respiratory issues, constant allergies, skin irritation, or headaches that get better when you leave the house, mold exposure could be the cause. Kids, elderly family members, and anyone with asthma or a weakened immune system are especially vulnerable. If you’ve had any flooding, leaks, or plumbing issues in the last few months, get an inspection. Mold doesn’t wait.
Finding mold doesn’t hurt your home’s value. Ignoring it does. Buyers are going to ask for an inspection anyway, and if mold shows up during their inspection, they’ll either walk away or demand a massive price cut—sometimes 20% to 37% off your asking price.
Getting ahead of it gives you control. You know what the problem is, you can fix it before listing, and you can show buyers documentation that the issue was handled professionally. That’s a lot better than trying to negotiate after they’ve already found it.
If you’re not selling, an inspection still protects your investment. Mold damages drywall, insulation, flooring, and structural wood. The longer it grows, the more expensive the repairs. Catching it early saves you money and keeps your home livable.
